Aircon trunking and gas piping

The aircon trunking and City Gas piping had been done up!!





There will be more trunking exposed in Bedroom 2. The higher one is the refrigerant piping and the one above the door frame is the drainage piping. The door will need to be chamfered a bit at the top so that the door can closed properly. :)





This is the position of the fan coil unit in the bedroom 3.





The position of the fan coil unit in the master bedroom is shown above. The ugly trunking will be boxed up in the later part of the renovation.




This is where the refrigerant and drainage piping to and from the bedroom 2 and 3. The refrigerant is at the ceiling and go into the toilet false ceiling. The drainage is run beside the toilet door frame and into the toilet.




The drainage from the bedrooms run behind the basin and toilet bowl and enter the sewage.

The City Gas people extended the gas piping to the position of our hob.

Photo Updates

After writing so much it's time to see some updates on the work done this week. I will take photo on the aircon trunking and post them this weekend. :)




The SCV cable had been extended out from the Household shelter. Additional light switches had been catered and power point had been extended for the TV Console. Sebasten said that the design for the TV Console will be changed due to the power point trunking.




The ceiling light points were done. The center points are for the downlights and the others at the 2 end were the cove light points.






Extra power point for refrigerator, hood and light switch were done up on the left picture and dining area light point was done up on the right picture.

CityGas will be here to do the gas piping on this Friday.

Spending Spree....

Today was a spending spree day. Bought our lights at Chelsea Lighting (aka Chuan Seng) at Jurong East, our bed frame and bedside table at OM (IMM) and made partial payment to Creation Air for our LG System 3 Aircon.

Today we both took half day to settle on how the air con trunking and drainage will go and after which they will fixed up the trunking. Daniel from Creation Air was a friendly chap and luckily his method of the drainage trunk was not used. His expert worker was around to do the site assessment and advised us on a better way to do the drainage trunking. Phew...

We nearly give up on having a System 3 if Daniel's plan really took off. I guess in the end every thing work out well. :)

After waiting for 2 hrs++ for Miss xiaofang who goes for her interview with a job agency and claimed that it will be chop chop, we proceeded to Chelsea Lighting with Sebasten (he is late too!!) to get our lighting. When he called me at 1pm to inform me that he will be late due to site survey, he also told me that Chelsea Lighting was previously known as Chuan Seng and told me to look for a lady called Amy. This lady Amy was the one who served us on Monday when we popped by to look at their lighting. Sebasten said that she used to work in a Lighting shop in IMM before the shop made way for Daiso. I guess after many years in the renovation industry, everyone knows each other.

We got 7 lights which total up to S$931. The master bedroom light cost the most ($321) but it come with a remote which can toggle the lights in 3 different modes. Mode 1 on 2 of the 4 bulbs (warm light), Mode 2 on the other 2 of the 4 bulbs (daylight) and Mode 3 on the 4 bulbs. Interesting!! we also managed to get a matching light for our master bedroom entrance and Amy will modify it from a ceiling to a hang light.

In the end, I did not get the light that I fancy for the dining area but Amy is able to modify it to use it as a passageway light. So for dining, we chose a round aluminium ball like light which we think the diffuse lighting effect will be good. The other kitchen light is a rectangle with aluminium skirting to match the dining area hang light.

To cut the budget, we got normal glass round lights for the 2 other bedrooms. 32W should be sufficient to light up the 2 small rooms. :P

Due to no empty white lot, Sebasten parked on a red lot when we arrived at Chelsea. Luckily, the human alarm system was good and Sebasten managed to siam the ticket aunties. If not, we will feel pai sei to let him kena 'san man'. His advice on the lighting was good and matched our liking.

After getting the lights, it was already 5:30pm. He drove us to IMM to take a look at the bed frame at OM. At OM, we met Andy the 4th time and surprisingly he knows Sebasten and Sebasten knows Michael (from Henderson OM). We both like the bed frame and Xiaofang, not wanting to make the decision, ask me to decide to get it or not. Well having done some research, I feel the price ($799 -10% + 7% GST) is ok and the design is sleek, nice and structure is firm and steady. I decided to get it and together with the side table (Xiaofang wants one :P).

A grand total of S$2931 damage to our pockets...

After spending so much, we went back to Sebasten office and managed to settle on the color and internal and external design of kitchen cabinets, shoe cabinet, wardrobe and feature wall/console. We had also selected our living room and bedroom 2 color which is Morning Dew, master bedroom colors which are Lavender Mist and Kashmir, bedroom 3 colors which are Cool Lime and Morning Dew and lastly kitchen color which is Bisque.

Our renovation will be going at 120km/h that what Sebasten said. :P

$100 and Lightings

Checked with HDB officer and concluded that I need to fork out the $100 for the extra 10mm cement screeding...

Hopefully the screeding are done properly.

Tonight we went to Jurong East to take a look on the lightings. We went to Pan Tech and Chelsea Lighting. Both have a wide range of dining, living, kitchen and bedroom lights. We saw a nice hanging light for the dining and we think we will go there and get our lightings. :)

Creation guys will be coming on thursday to do up the aircon trunking and we will be poorer cos we got to make the 1st payment. :P

Week 3 of Renovation


This is the 3rd week of the renovation. I am happy with the progress so far. Yesterday HDB contractor came to do the cement screeding for the rooms and I was charged with a bill of $100. It is very unfair to us as the original cement height in the kitchen was 50mm high and the HDB contractor's contract was 40mm. Therefore the difference in height of 10mm will have to be top up by us. As we do not wish to delay the renovation, we will pay and I will contract HDB's Mr Heng and see what he can do on this issue. Hopefully I will not need to pay a single cents.

Yesterday when I reached our little hut at 5pm, the HDB contractor was still doing the screeding. Glad they are hardworking so that it can be completed by Monday.




This is the cement the HDB contractor is using and the rooms are being screeding by the HDB contractor. I only saw 1 worker working when I am there. He must be cursing me to arrange today for the screeding :P



This is the feature wall at the dining area. The border had been done up and what's left are the shifting of the electrical point to the pantry and the tinted mirror.



This is the wall behind the feature wall. The tiles are similar to the Lian Seng Hin's tiles but it is smaller in size (30x30cm). It has sparkles in the tile but I hope it can be seen when it is used as wall tiles.



The walls had been cement plastered and the wall had been touched up. The cement plaster was incomplete and more touch up will be expected.



The base of the refrigerator, washing machine and cabinet had been completed. Hmmm.. I need a leveling tool to check the level of the base. Hopefully it is not expensive to buy. :)




The base of the pantry had been done too. Next week I will be meeting the air con specialist to talk about how the trunking will go around the rooms. Also, Sebasten will be meeting us to talk about the cabinet and buying of lights. Electrical works will be starting next week and I guess the flooring of the rooms may be done up too and and not to forget the ceiling works.

Living Room's flooring almost completed!!

Most of the living room floor had been done up including the household shelter. What's left is the joining between the living and dining area. Sealant need to be applied to the joint area and the flooring is done.


Sebasten will be aliasing with HDB to let them proceed to do the rooms cement screeding. We had chosen the supreme laminate on Friday and it is Bali Chengal! From the supreme website, it said that the Executive range of laminate flooring comes with Superior Water Resistant Quality Hardwood HDF. Not only it is tougher, but the Executive range is also more eclectic with an extensive range of colours to choose from.


Some defects to note are the flooring along the passageway had been done up too high and resulted in the main bedroom and 2nd bedroom doors cannot be closed... :( Going to complain to Sebasten and let him know the defects.



The cabinet base had been partially done up on the right side of the kitchen. Surprised that Sebasten managed to get really similar floor tiles to match the original floor tiles. HDB said that the tiles are obsoleted, so I guess that is the power of renovation company. ;) Hopefully the base will be done on both side when we come again next weekend.



The feature wall had been constructed and luckily it din blocked much of the sunlight and darkened the room. Xiao fang worried that after the cabinets are done up then it will be dark. But my take is not really as the cabinets are not stretched to the windows and moreover the cabinet color will be white :P or maybe off white.



The feature wall will be installed with tinted glass mirror and there will be a 'L' shaped tiled border. The pattern of the tile is shown above. Like this design better as compared to the full black with glitter tile. A bit sad as the floor is tilted to facilitate the water flow, the tiles at the bottom of the feature wall will be cut and the circles will not be full. :( Nevertheless, I guess it will be covered by the dining table. :P

Arrival of Materials

At last, after long wait for the ID to get the reno permit ...and some pissed off moments with the ID during this period ... coz there was no progress on the reno for about a month... our house reno started! hee. guessed the ID has sensed xiao fang's anger and displeased on the drag of the reno... so now he jus started to work on our reno. Some pictures on the progress of the reno below... should be able to take more pictures of the living room, after the titles are laid by end of this week. :)

Hacking of Kitchen Wall




The wall between the Living and Kitchen had been hacked. It was a solid wall and heard from Sebasten that it took 4 pple to hack it down. The hanging cables are the original switches and will be shifted to the left side wall.

The kerb at the door had been hacked away too. Making room for the tiles. :)

The original box up had been removed to build the kitchen cabinets.

Finally the clothes hanging device is dismantled to make way for the fixed clothes hanger. :)
